SHOWING INSTRUCTIONS AND CO-OP AGREEMENT
ON CUPPER CREEK LAND COMPANY LISTINGS

  • Our listings are available for showing to qualified buyers by appointment only with a minimum 48-hour notice.

  • Our appointments sometimes need to be set for a week in advance due to previously scheduled appointments, travel time and length of showing.

  • We expect buyer agents to register their client(s) with the listing agent prior to setting up an appointment and provide pre-qualification.

  • Buyer agent must be present at all showings with the listing agent and participate in all facets of the sale that pertain to the property and communicate with us in a timely and professional manner.

Cupper Creek Land Company, LLC, and Julie Mansfield Smith, Broker/Owner, are an independent company and not a member of an MLS. We reserve the right to not pay any commission, reduce commissions splits (or offer a referral fee) to any buyer agent in the event the buyer(s) registered already received information directly from our office; or the client previously viewed the property with our agents without the buyer agent present.

Any offers submitted without co-operation of this agreement will be subject to a percentage reduction of commissions paid at closing at the listing agent’s discretion, or be entitled to no commission at all. We are pleased to co-operate with realtors who respect our code of ethics. Our primary goal is to achieve a closed transaction.
